Notes:
Effective Date. This is the date when the tenant will begin paying the rent
as calculated in this 50059.
For a
Move-in or an Initial Certification,
the effective date can be
any day of the month.
For Annual or Interim Recertifications
, the Effective Date must be the first of the month.
For Interims, the Effective Date is
dependent on whether the 50059 represents an increase in rent
to the tenant or a decrease/no change. If, as a result of this
recertification the tenant will be paying MORE than before (an
increase) the effective date must allow at least 30 days
notice. For example, If you are processing the recertification on Jan. 15, the
effective date for an increase would have to be March 1, because Feb. 1 would
not allow 30 days of notice. If the interim represents a
decrease in income, (or no change) the interim should be made
effective on the first of the next month. Ex.: If you are processing this recert
on Jan. 15, it should be made effective Feb. 1.
